Contract-to-Close Support

  • I coordinate and monitor all necessary inspections: home inspection, radon, termite, and lender appraisal.

  • I attend the home inspection, providing refreshments and Sherwin-Williams paint fans so buyers can envision their new space while staying engaged. Happy buyers = smoother transactions.

  • I help negotiate post-inspection repairs and, if needed, connect you with my trusted punchout specialist for quick and cost-effective fixes.

Appraisal & Closing Process

  • If an appraisal comes in lower than the contract price, I work with you to appeal the appraisal when necessary.

  • I provide weekly follow-ups with the buyer’s agent, lender, and settlement attorney to keep everything on track.

  • I attend your closing appointment, ensuring all final details are handled smoothly. Sellers typically sign a few days before buyers, but I also attend the buyer’s closing to ensure everything is finalized without issue.

  • I personally deliver the keys, garage remotes, and any necessary items for a seamless handoff.
