Prep

The thougth of doing everything yourself is a daunting task. So I have people in place to handle all the little things that need to happen to make your home shine. Such as grout and caulk the tile in the bathroom, fix that crack on the garage door jamp when it got hit, fix the leaky toilet, remove the pea trap from the kitchen sink because it smells bad, clean the window sill, window and remove the screens. You get the picture. We create a list and supply you with a cost and you decide what you want to do. Just having a person to keep you moving forward is very motivating and personally reassuring.
Aerial Drone Photography

Having a Drone Video and Still Photography of your home, and your community features is so important. In this day in age, often the people buying are not local, which may be your best offer and most qualified buyer. So giving them a real view from many platforms is just smart marketing.
Stage Your Home

Now your getting to the fun part. I really enjoy adding things to a home to make it come alive with color. Mainly fresh potted green plants and pops of color. Our goal is to sell the house, not the furnishings. Although many have asked, I do not sell my furnishing however I have been known to give it to them in the right situation.
Google Street View

Why is this important? Once we spend all that time creating curb appeal, we want everybody on any real estate website to see it! So I take a new Google Street View 360° GPS embedded photo and it updates across all the platforms. So when someone sees the great picture of the house, it matches the Google Street View. Once again, keeping everything highly transparent and visible is important.
For a couple of years, I took time every week to post on Google Maps as a Google Local Guide, Level 8 so I could learn more about each community and the area. I provided so much I was given the title Google Trusted Photographer by Google Maps in July, 2017.
Understand the Fees

Before we put the house on the market, and while we are still in the house prepping stage, I have my settlement attorney provide you with a draft Closing Disclosure. This was formerly known as a Settlement Statement (HUD-1). This is the breakdown of all the fees. For example, your mortgage principal balance, transfer fax, attorney fees, wiring fees, document real estate commission, etc. So when the offer comes along, you have the basic fees. The settlement attorney bases the charges on the full list offer amount.
Matterport Virtual 3D Tour

A Matterport 3D Virtual Tour has become the brochure of your home. People want to look at it on their phone, their Ipad, post it to social media, maybe use (VR) virtual reality goggles, or request a BIM file so they can upload it to CAD or their design application so they can place their furniture or even a vase on the fireplace mantle from Pottery Barn. Buyers are paying a lot for a home these days and they want more in return for their money. We add metadata known as Mattertags to the entire tour. So when we have accurate information, we provide it. Such as an internet link to the countertop type of Soapstone, or a link to the gas cooktop. We can view the Matterport analytics to see how many times the tour is viewed and the most viewed link within the tour. Technology is amazing and I always harness it to my client's advantage.

Holding Offers, MLS Status and Open Houses

As REALTORS™️, we are obligated to follow guidelines. Which means, being ethical, honest and fair. So if we list a home in the "Coming Soon" status, we can't allow our friends' daughter or your co-worker to see the house until the house is listed in the "Active" status which means the house is on the market and open for showings. And it is best to give everyone the opportunity to make an offer on your home. Therefore, I always suggest listing the home in the " Coming Soon" status on Monday and start allowing people in on Friday morning, which is five days later. If possible it is a good idea to go out of town or stay at a friend's house on the Open House weekend. I stay at the house all day and into the evening with an assistant on Friday, Saturday, and Sunday. Then you review offers on Sunday evening. And sometimes Sunday can lead to Monday afternoon if a buyer is still getting their paperwork together.

At this time, buyers are often waiving inspections with hopes that they will receive the winning bid. However, they still reserve the right to perform their "Due Diligence" inspections. That is why they pay the Due Diligence fee. Such inspections are listed below:

This could mean a road widening that will be happening behind the house or something as simple as a new concrete distribution tank is needed in the septic system. If by chance you don't disclosure something, and the Buyer finds out later, it could blow the real estate transaction. So when you complete the listing forms, be careful to think about something that you may have forgotten and put it in writing.
